Ryan Seacrest has sold his sprawling 40-acre Napa Valley estate in St. Helena for $18.5 million after initially listing it for $22 million. The American Idol host bought the estate for $14 million and later transformed it through a major renovation. The 10,750-square-foot retreat features five bedrooms, six bathrooms, seven fireplaces, an expanded primary suite, chef’s kitchen, infinity-edge pool, spa, bocce court and a private grove of 220 Italian olive trees.

Ryan Seacrest first put the Napa Valley estate on the market in summer 2024
Ryan Seacrest has officially closed the door on a major Napa Valley real estate chapter, selling his sprawling 40-acre estate in St. Helena for $18.5 million after initially seeking $22 million, according to a report in .
The sale marks the end of several years of ownership, renovation and two attempts to find a buyer for the luxurious California property. Seacrest, best known as the longtime host of American Idol and Live with Kelly and Mark, purchased the estate through an LLC in 2020 for $14 million.
That means the final sale price represents a potential $4.5 million gain before taxes, transaction expenses and the considerable cost of renovating the property.
Ryan Seacrest’s Napa estate was listed twice
Ryan Seacrest first put the Napa Valley estate on the market in summer 2024, shortly after completing an extensive renovation. The property was listed for $22 million but was taken off the market just over a month later.
The estate returned to the market in April 2025 with the same $22 million asking price, according to Realtor. Earlier this year, the asking price was reduced to $18.8 million.
A buyer eventually emerged, with the property selling for $18.5 million — just $300,000 below its reduced asking price, Mansion Global reported. The buyer has not been publicly identified.
Inside the 10,750-square-foot Napa Valley retreat
At the center of the estate is a 10,750-square-foot main residence featuring five bedrooms and six bathrooms. The home blends traditional Napa Valley character with contemporary design. Its interiors feature reclaimed wood beams, wide-plank oak flooring, limestone walls, high ceilings and seven fireplaces.

The home's kitchen
The chef’s kitchen is particularly striking, with its own fireplace, rotisserie and pizza oven. Other spaces include a library gallery, television room, gym, garden room, laundry and storage areas, along with a three-car garage.
The primary suite was also expanded during Seacrest’s renovation. It includes a private office, terrace and outdoor spa garden.
A major renovation transformed the property
During Seacrest’s ownership, the estate underwent a substantial redesign, with the project managed by architectural designer Silvia Nobili of Nobili Marques Arquitectura.

The work included new finishes throughout the home, a larger primary suite, an additional guest suite and a complete renovation of the guest house. The result was a property designed around privacy, entertaining and the natural beauty of Napa Valley.
Resort-style amenities surrounded by 40 acres
Outside, the estate offers the kind of amenities typically associated with a private resort. The grounds feature an infinity-edge pool and spa, a large central courtyard designed for entertaining, multiple terraces and a bocce court.

The property also comes equipped with security and surveillance systems, built-in audio, a Lutron lighting system and a whole-property backup generator.
One of the most distinctive additions was Seacrest’s planting of 220 fruiting Italian olive trees, creating a private grove across the property. Large pocketing doors connect the main house with the outdoor terraces, emphasizing the estate’s indoor-outdoor layout.
The property also comes equipped with security and surveillance systems, built-in audio, a Lutron lighting system and a whole-property backup generator.
Panoramic Napa Valley views were a major draw
Beyond the size and amenities, the estate offered something difficult to replicate: sweeping views across Napa Valley.
The secluded grounds were surrounded by mature trees and native landscaping, creating a private setting away from the busier parts of the region. Hot-air balloons could occasionally be spotted in the distance, adding to the classic Napa Valley atmosphere.
The estate is also minutes from Meadowood Resort and downtown St. Helena, putting restaurants, resorts and other Napa Valley attractions within easy reach.
