    Mumbai: India’s senior-living capital isn’t Delhi, Mumbai or Bengaluru. It’s Coimbatore. Seniors who spent their working years in India’s biggest cities but do not want to live the retirement life there are increasingly choosing the southern city known for its pleasant weather, healthcare facilities and infrastructure.



    Coimbatore has around 5,500 organised senior-living units, more than any other Indian city, said Nandivardhan Jain, founder and chief executive of hospitality and real estate advisory firm Noesis. Only a quarter of buyers in these properties are locals, with the remaining comprising primarily people from Chennai, Bengaluru, Kerala and returning NRIs from the Middle East.

    In a benchmarking of established communities in four Indian markets, Noesis found that the only senior-living community at full occupancy was the oldest, in Coimbatore. Newer developments elsewhere, some charging almost twice the monthly fee, are operating at a 60-70% occupancy. But demand is rising in several markets, said experts.



    According to PS Srikumar, founder of Chennai-based eldercare consulting firm Care Finder, India needs around 300,000 organised senior-living units, with supply still catching up in markets such as Bengaluru and Kerala. The economics are changing, too.




    Premium Lifestyle Category



    A senior-living villa in Coimbatore that cost around Rs 70 lakh some years ago can now command about Rs 3.5 crore, Srikumar said. This rise reflects how senior living is moving beyond a niche care product into a premium real-estate and lifestyle category. The stigma around moving into a senior-living community is also fading. What was once seen largely as an option for elderly people who could no longer live independently is increasingly being viewed as a lifestyle choice, particularly by younger retirees seeking safety, convenience and community.



    Property developers and providers of eldercare have started responding to this growing opportunity. A recent joint report by real estate consultancy JLL and the Association of Senior Living India put organised senior-living supply as of June 2026 at 25,050 units, reflecting a 14.2% compound annual rate from 2024. Occupancy at well-managed facilities was estimated at 80-85%, pointing to strong demand even as newer projects in some markets take longer to fill.



    Early start



    Besides its inherent advantages, the Tamil Nadu city known as the ‘Manchester of South India’ got an early start in retirement communities, allowing an ecosystem to develop before the concept became mainstream in the country. “Coimbatore saw the concept of retirement community and was the first destination to carve out for senior living. It became the hub for senior living,” said Rajagopal G, founder of Kites Senior Care.

    The city now accounts for over 22% of India’s senior-living inventory, nearly half of which is concentrated in the southern markets, Rajagopal added. Coimbatore’s healthcare infrastructure and relatively pleasant weather have helped attract both developers and retirees, Rajagopal said. Changing family structures are adding another layer to demand. “Senior living is catching up more because of the wave of nuclear families,” he said.



    For Neeraj Sagar, who runs WisdomCircle, a platform connecting retired senior professionals with meaningful work opportunities, Coimbatore was ahead of the curve.



    Its proximity to Chennai helped. Children needing parents within reach are increasingly influencing the buying decision, he said.



    Buyer getting younger



    A decade ago, the typical customer for senior-living providers was in his seventies and moved in largely because care was becoming necessary, often with children making the decision. Today, the buyer is more likely to be aged 58- 65, recently retired or still working, and choosing senior living well before care is required.



    “He buys ahead of need, so the product must be aspirational rather than clinical. He examines the operator (of the senior-living facility) rather than the builder, because he is buying twenty years of service, not a flat,” Sagar said. That shift is forcing developers to rethink the proposition.

    Healthcare is now a threshold rather than a differentiator. Climate, cost of living, an airport accessible to children and, above all, the community itself, increasingly determine the sale. However, Coimbatore’s success should not be read as a national migration trend, said Noesis’ Jain.



    “Retirees move three to five hours from where they lived, not across the country, because they still want children within reach,” he said. “Coimbatore draws from the South and the Gulf, not from Delhi.”



    He expects every large metro to develop its own retirement belt, with Kochi-Thrissur, Mysuru, Dehradun, Goa and Puducherry emerging as competing clusters. For developers, however, the bigger challenge starts once the apartment is sold.



    “Senior living resembles real estate but behaves like a hotel,” Jain said. The developer sells once, but inherits a 20-year service obligation funded by monthly fees that retirees must continue to afford. “Get that wrong and the community degrades, resales stall and the brand is finished in that city.”
