    German firm Infineon Technologies has leased over 6.3 lakh sq ft office space in Bengaluru. This significant deal involves a rental payout exceeding Rs 750 crore over ten years. The company also announced its acquisition of power semiconductor startup C2i Semiconductors. This move aims to bolster Infineon's engineering and research capabilities in India.

    MUMBAI: German semiconductor major Infineon Technologies, which announced the acquisition of power semiconductor startup C2i Semiconductors on Monday, has picked up over 6.3 lakh sq ft of office space in Bengaluru through a long-term lease, with the company set to pay more than Rs 750 crore in rent, making it one of the largest office deals in the city.



    The company’s India arm Infineon Technologies India has leased 6,31,923 sq ft at Bagmane Solarium City in Whitefield from Akruthi Infra-Build Developers, which is part of the Bagmane Group and a member of the sponsor group of Bagmane Prime Office REIT.

    The fresh lease has a tenure of 10 years and is scheduled to commence from December 1, 2026. The company will pay an initial monthly rent of Rs 5.56 crore for the office space, at a rate of Rs 88 per sq ft per month.



    The lease provides for a 15% escalation in rent every three years, taking the total rental payout over the lease period to more than Rs 750 crore, showed documents accessed through Propstack, realty data analytics platform.




    The company has also agreed to a security deposit equivalent to six months of rent, amounting to Rs 33.36 crore. The lease includes an eight-month rent-free period.



    Infineon had stated earlier that it will consolidate two existing sites in Bengaluru to form a new unified office here. The campus will accommodate 4,500 employees by 2030 and high-tech laboratories.



    The office deal concluded now comes as Infineon expands its engineering and research capabilities in India. The company announced on Monday that it had agreed to acquire Bengaluru-based C2i Semiconductors, a power semiconductor startup, to strengthen its capabilities in power solutions for AI data centres.



    The acquisition is expected to expand Infineon's engineering capabilities and innovation footprint in India. The company has also said the transaction will help establish a centre of excellence for digital power technologies in the country.



    Infineon has around 2,800 employees in India, with the country serving as an important base for its global research and development operations. Bengaluru is a key location for the company's engineering and technology activities.



    ET’s email query to Bagmane Group remained unanswered until the time of going to press.



    The transaction comes as semiconductor and technology companies deepen their engineering and R&D operations in Bengaluru. The city remains a key base for global technology companies, supported by its large talent pool and established technology ecosystem.



    Whitefield, one of Bengaluru's established technology corridors, has also developed into a major office hub, with large occupiers seeking sizeable office campuses to accommodate expanding operations.



    India’s office property market continues to remain resilient, supported by strong demand from Global Capability Centers (GCCs), technology companies, BFSI firms and flexible workspace operators.



    Office leasing across the country’s leading markets remained close to record levels in the first half of 2026, with large-format transactions accounting for a significant share of demand. GCCs have emerged as a key growth engine as global companies expand their technology, engineering, Research & Development and Artificial Intelligence capabilities in India.
