Gurugram luxury housing lines up Rs 1 lakh crore festive launch pipeline

Gurugram's luxury housing sector anticipates a strong festive season with nearly one lakh crore in new project launches. Developers are accelerating approvals for upcoming projects across prime micro-markets in the region. These new developments will include branded residences and senior living communities for affluent buyers. Golf Course Extension Road is a key area seeing significant developer interest and planned launches.

Gurugram’s luxury residential market is gearing up for a bumper festive season, with developers lining up nearly Rs 1 lakh crore worth of project launches in the second half of FY27 despite a slowdown in sales over the past year.

Developers, including DLF, M3M, Anant Raj, Conscient, County, Signature Global, Experion and Max Estates, are expected to launch projects as they race to secure approvals ahead of the festive season.

The pipeline includes branded residences, senior living communities and high-end apartment developments, with demand for premium housing remaining strong across Gurugram’s established luxury micro-markets.

These include Golf Course Road, Golf Course Extension Road, Southern Peripheral Road and Dwarka Expressway.

“Golf Course Extension Road has emerged as one of Gurugram’s most sought-after luxury residential destinations, driven by strong connectivity, rapidly improving social and physical infrastructure, and sustained demand from affluent homebuyers,” said Aman Sarin, director and CEO, Anant Raj Limited. “The corridor offers seamless access to Golf Course Road, NH-48, Sohna Road, SPR and major employment hubs, while its mature ecosystem of schools, healthcare facilities, retail and hospitality has significantly enhanced its residential appeal.”

Over the years, this combination of infrastructure-led growth and evolving buyer preferences has strengthened developer confidence in launching premium residential projects in the area. The availability of planned land parcels has also enabled larger, amenity-rich communities that cater to luxury homebuyers.

“Luxury real estate is increasingly being viewed as a strategic asset allocation decision rather than a discretionary purchase,” said Rishi Raj, CEO, Conscient Infrastructure. “The real opportunity now lies in identifying micro-markets where infrastructure investments, limited premium supply and strong end-user demand converge. Golf Course Extension Road is a prime example of this trend.”

The upcoming launch pipeline includes Max Estates in Sector 59; M3M Brabus Residences in Sector 58; Anant Raj Estate One, part of the developer’s 220-acre township in Sector 63A; Conscient Hines Elevate in Sector 59; Godrej Verano in Sector 63A; Emaar Marbella 2 in Sector 66; and a luxury residential project by Smartworld Developers in Sector 67 on Golf Course Extension Road.

DLF has also indicated plans to enter the senior living segment with a project in Sector 63 on Golf Course Extension Road, with an estimated development value of around Rs 2,000 crore. The company disclosed the plan during its financial results, although details of the project are yet to be announced.

The proposed project would add a new format to the premium residential supply planned along Golf Course Extension Road.

“The scale of planned launches reflects the growing maturity of these premium residential corridors,” said Ashish Jerath, president-sales and marketing, Smartworld Developers. “Consistent buyer demand, sustained value appreciation, robust infrastructure and an evolving social ecosystem have together created the right conditions for long-term investment and continued residential expansion.”

The performance of these launches over the coming quarters will provide a clearer indication of demand across Gurugram’s premium housing market. With several marquee projects scheduled for launch, Golf Course Extension Road is expected to remain at the centre of Gurugram’s luxury housing activity.
