‘Redeveloping Shah Rukh Khan’s first Mumbai home, adding floors to Mannat’: Anand Pandit

Anand Pandit started his career in Mumbai as a diamond merchant. Around 12 years later, after accumulating enough wealth, he ventured into real estate and built his first property in Juhu — The Lotus Tower, a 10-storey building. However, it was his second project near Andheri that caught the attention of several Bollywood stars, including Hrithik Roshan and Ajay Devgn. According to Pandit, 90% of the Bollywood celebrities are his client.

Recalling the project from 22 years ago, Anand Pandit told Ravi Kewalramani, “Hrithik Roshan bought two floors. Rakesh Roshan bought three floors. Ajay Devgn had an entire floor to himself. And a lot of other media companies started buying there.”

Anand Pandit, who has a close relationship with Shah Rukh, is also set to redevelop Shri Amrit at Bandra’s Carter Road, a building that holds significance for the actor as it was his first-ever Mumbai apartment — the one he bought after marrying Gauri Khan.

Speaking about the redevelopment project, Pandit recalled his conversation with Shah Rukh Khan, who was excited to see his first Mumbai home undergo redevelopment.

“When I mentioned Amrit Shri to SRK, he got excited and said, ‘Anand Bhai, it is my first house in Mumbai when I had come from Delhi. I am still holding that house.’ He was very excited about it. My excitement too increased after knowing SRK’s story. I loved that place because the size of the project is so good. The location attracted me,” he said.

Pandit added that he is also adding a few floors to the rear portion of Mannat.

Pandit shares an old bond with Shah Rukh Khan and has often spoken about spending time with the actor and advising him on Vastu. He has claimed that after making some changes to his home based on his advice, SRK bounced back following the box-office failure of Zero.

Previously, while attending Pandit’s birthday party, Shah Rukh Khan was seen saying in a viral video: “He is also my spiritual guru. He understands Vastu, so when one of my films doesn’t do well, I call him over to change things up in my house. I say, ‘Sir, meri pichli waali picture chali nahi, kuch kar do.’ And he suggests moving a mirror around. But fortunately, my films have been working.”

Shah Rukh Khan’s first property in Mumbai was a sea-facing 3-4-bedroom flat in Shree Amrit Society, where he owned apartment No 702. He rented it out in 2013, reportedly at nearly double the market rate because of its association with the actor.
