‘Adding a few floors’: Anand Pandit shares renovation details on Shah Rukh Khan’s Mannat

Anand Pandit is a leading Bollywood producer, having bankrolled hits like Indra Kumar’s 2017 adventure comedy Total Dhamaal and its sequel Dhamaal 4 earlier this year. But he also has a real estate business, which works extensively with the top Bollywood celebrities, including actors Shah Rukh Khan, Ajay Devgn, and Hrithik Roshan, along with his father and veteran actor-filmmaker Rakesh Roshan, among many others.

Anand Pandit founded his luxury real estate firm Shri Lotus Developers and Realty in the early 2000s, and established it with the first project itself. “I got very good clients in that project. Hrithik Roshan bought two floors, Rakesh Roshan bought three, and Ajay Devgn also bought a floor. It became an iconic project at that time,” said Pandit.
Ever since then, his luxury real estate film has only grown from strength to strength, expanding its clientele into the thick of Bollywood circles. “Our client basket is almost all celebrities. Eighty to 90 percent Bollywood is with Lotus,” he said on Ravi Kewalramani’s podcast. In fact, Pandit’s luxury real estate firm Shri Lotus Developers and Realty, is currently working on two posh properties owned by Shah Rukh Khan.

The first is his palatial sea-facing bungalow Mannat on Bandra Bandtsand in Mumbai, which is currently under renovation. “We’re adding a few floors to the back portion of Mannat,” revealed Anand Pandit recently. Shah Rukh and his family — wife, producer, and interior designer Gauri Khan, son and filmmaker Aryan Khan, daughter and actor Suhana Khan, and younger son AbRam Khan — have rented luxury duplex apartments in Puja Casa nearby at Pali Hill, Bandra, as Mannat undergoes renovation. Puja Casa is owned by veteran producer Vashu Bhagnani.
Pandit revealed that he was already interested in redeveloping another property of Shah Rukh Khan before he got to know the actor’s emotional connection with it. “When we were building it, I didn’t have an idea. Though Shah Rukh sir did tell me about it once, he didn’t mention the name of the building,” recalled the producer-cum-real estate developer.
When Anand Pandit was telling Shah Rukh about the deals of redevelopment he was closing in on Carter Road, Bandra, he mentioned Shree Amrit Society. An excited Shah Rukh then told him that it was the first apartment he purchased in Mumbai after relocating to the city from his hometown of Delhi, and marrying Gauri back in 1991.
Shah Rukh, who still owns the apartment despite moving into Mannat in 2001, has rented it out. “I should call up the chairperson of the society, and tell them to give the property only to Lotus,” Shah Rukh told Pandit. “He was very excited about it. My excitement got increased a little bit because of Shah Rukh sir’s apartment. But I loved that place because the size and location of the project are so good,” added the producer.

Shah Rukh’s Mumbai properties undergo changes
The first Mumbai home Shah Rukh Khan purchased in Mumbai is also sea-facing like Mannat. The 4BHK is currently under redevelopment, and will be ready by 2027 with an additional area of 155% spread across 2800 feet, as per a report. Since the new flat is expected to be sold at the rate of Rs 1.50 lakh per square feet, it’ll be worth Rs 42 crore after the redevelopment.
Meanwhile, Shah Rukh has applied for addition of two floors in Mannat, which will increase the total built-up area by 616.02 square meters at a cost of around Rs 25 crore. Since it’s a heritage property and located very close to the sea, SRK has sought approval from the Maharashtra Coastal Zone Management Authority for the vertical extension.
