Navi Mumbai :- The Navi Mumbai Municipal Corporation (NMMC) has called for structural audits of buildings older than 30 years in its jurisdiction. In a move to ensure the safety of its residents, the NMMC has identified 528 structures as “dangerous buildings” under Section 264 of the Maharashtra Municipal Corporation Act.
According to Section 265(a) of the same act, any building in use for more than 30 years is required to undergo a structural audit. This audit must be conducted by registered structural engineers or construction experts, and the results should be submitted to the NMMC.
The responsibility for conducting these audits lies with the owners or occupiers of the buildings. Failure to comply with these regulations will result in a fine of Rs. 25,000 or an annual property tax, as specified under Section 398(a) of the Maharashtra Municipal Corporation Act.

To avoid the risk of accidents and financial losses, citizens are urged to promptly comply with these audit requirements. Failing to do so could result in unforeseen disasters, for which the property owner would be held responsible.
NMMC has set the deadline for the structural audits as March 31, 2024. The reports should be submitted to the Assistant Commissioner and the Department Head of Urban Planning at NMMC.
